What a Roof Moss Inspection Includes in Vancouver WA
What a Roof Moss Inspection Includes in Vancouver WA
A real roof moss inspection is not a glance from the street and a number texted from the truck. In Vancouver WA and Clark County I want to see where the growth is, how thick it is, and whether the roof is still in shape to clean — or already past that point.
I’ve been on local roofs since 2020 (ProSoaks since 2022). A free look is how I keep the quote honest. Google Earth can get us close. Standing in the yard, and getting on the roof when it is safe, is how I see the moss and the gutters for real.
What I Look at First From the Ground
I start where you start — the driveway. North and east sides usually show growth first. Valleys collect needles. The roof edge tells me if moss is hanging into the gutters.
I also look at tree cover and shade. A house in Felida or Camas under big firs is a different job than a sunny open lot in Ridgefield. Same town, different roof.
If I can see green from the street, it is already more than “a little dirt.”

On the Roof: Growth, Valleys, and Shingles
When I get up there, I am not only counting moss patches. I am checking:
How thick the moss is and whether it is sitting in the joints
Black streaks versus raised green growth
Valleys and the spots where two slopes meet
Lifted edges, soft spots, or sections that look worn out
Flashing around vents, skylights, and chimney bases
Whether moss or debris is packed against the chimney and other roof penetrations
Granules — still on the shingle, or already in the gutter
That last part matters. If the roof has almost no granules left, roof cleaning will not turn it into a new roof. We will say that. Sometimes we still clean it because an insurer wants the moss gone before they will look at a replacement. That is a different goal than saving the shingles.
Gutters and the Roof Edge
Moss and needles do not stay on the roof. They drop into the troughs and pack the downspouts. I look at whether the gutters are already overflowing, stained on the outside, or holding a mix of moss and grit.
That is why a lot of inspections turn into a combined plan: clean the roof and do gutter cleaning so the water has somewhere to go. A clean roof with clogged downspouts still soaks the fascia.
Access, Pitch, and What Makes the Job Harder
I also look at the practical side. Steep pitch. Tall ladder set. Tight side yard. Locked gates. Those change time and safety. They should be in the quote, not a surprise on the day of the job.
Homes in Salmon Creek and Ridgefield with two-story sections and limited ladder room get noted up front.
What I Tell You When We Walk It
You should leave an inspection knowing three things:
What is growing and where
Whether a soft wash is the right next step
What happens if you wait
I will not talk you into a clean on a roof that needs replacing. I also will not tell you moss is harmless because it is “just the north side.”
If the roof is a good candidate, the work is backed by our 3-year moss-free warranty. That only makes sense when the shingles can still take a proper clean.

Real Local Example
A homeowner in Camas thought he just needed the gutters scooped. From the ground the roof looked a little stained. On the roof the valley was packed and moss was already lifting the edge of the shingles on the shade side. We showed him that before we quoted. He said he would have paid to have the gutters done and still had the leak path sitting above them.
That is the point of an inspection. You see the real job, not the version from the sidewalk.
What You Should Have Ready
Unlock gates. Pull cars off the driveway if you can. You do not need to climb anything. Photos help if you cannot be there. If there is a leak stain inside, mention it so I know to look at that slope.
Final Thoughts
What a roof moss inspection includes in Vancouver WA is simple: growth, valleys, shingle condition, gutters, and whether the roof is worth cleaning. That walk-through is what keeps the quote straight and the method safe.
